Inspect Genius is a small team building software for the people who walk units. We don't replace the inspector — we draft what the inspector would have typed at the desk, and let them publish before they reach the next property.
Why we exist
Move-in and move-out reports decide deposits, disputes, and renovations. Most are still produced on a clipboard, retyped at a desk, and shipped as a stitched-together PDF a week later. The inspector remembers more than ends up on the page; the tenant gets less than they need to dispute fairly; the property manager gets a document that doesn't hold up when it matters.
We thought a notebook was the right metaphor — the inspector keeps authorship, AI keeps up with the typing, and the document records every decision. That's the product.
What we believe
The inspector is the author.
AI drafts. People decide. Every published line carries a name and a timestamp.
A report is evidence.
If it can't survive scrutiny in housing court, it doesn't belong in a deposit return.
Tenants are stakeholders.
The same document the owner sees. Every tenant gets a permanent, verifiable copy.
Custodian, not seller.
We don't sell, share, or train models on customer data. Reports belong to the customer.
Who builds it
A team of inspectors, property operators, designers, and engineers — most of whom had built worse versions of this tool inside their own companies before deciding to build it together. Remote-first across the US and Europe, with an anchor in Brooklyn.
